Best Open beta MMORPG that allows player to buy land?

I'm looking for a new MMORPG that lets you buy land, build houses etc... Any game with this features?

There's only two that I know if, technically: SWG and EQ2. So for open beta (read: Free), I don't think there's a lot out there.

Vanguard also allows you to buy land and build houses, but again, the game is not free and is still in the process of being cleaned up, as it was released unfinished.
um, in perfect world you can. but it's not really out in the us yet
Anarchy Online is free and just recently they made the notum wars expansion available to free players which allows you to fight for land and build towers to defend and such. If you eventually decide to buy the alien invasion expansion your guild can also build cities.
Other than that the only one i can think of is Wurm Online which is open beta I believe (anarchy online isn't beta but is free)

a little bit old, but funny.
No free ones that I know of. SWG is probably the easiest to get a house in that I know of and is fairly robust for customisation. I've no idea what EQ2's system is like but a lot of people don't seem to like it because it's instanced. Second Life you can pretty much anything you want but frankly it's not really that good and I'm pretty sure you need to have a premium account or something like that to do it.
