LF unreleased sandbox or player housing and crafting

Looking for a game that is still in development or in beta with the following features:

A crafting system;
Player housing;
Game is - at least principally - in English;
(Total sandbox would be ideal)
That's all!

Skill-based, level-based doesn't matter.
PvE PvP doesn't matter.
Sci-fi, historical, fantasy doesn't matter.
Class system, classless system doesn't matter.
Pay to pay, retail box, download, free to pay doesn't matter.

I don't have quite as much time for mmorpgs as I used to have, and I do try to keep my eye on games, but it is proving too difficult for me because developers don't often opt for full disclosure and I find myself having to read between the lines when I read lists of features of different games. It's becoming too much so I gratefully need to ask for some help from those of you who are well informed.

    LoTR online is as casual friendly as they get and has player housing and crafting.

      LoTR is not a sandbox MMO in any way

    But if it ever releases (and if it doesn't suck) it would fit your needs.

    Darkfall is definitely the game for you, but there is some doubt as to whether it will ever be released. At least it fits the unreleased category!
