Looking for an MMO that fits certain criteria

I"m looking for an MMO that:

1.  Has player housing and the ability to customize the appearance inside and outside of the house.  I prefer non instanced housing.

2. Persistant World without heavy use of instances.  Zones I could live with as long as there aren't mutliple instances of them.  I could live with extreme sparing use of instances such as if a few very speficic popular dungeon/raid area is overcrowded. 

3.  Is a complete product.

4.  Has a crafting that is above all fun and engaging, but at the same time challenging and deep.

5.  Has other non combat activities, such as diplomacy, roleplaying, harvesting, farming (not loot farming, the regular type of farming - l.e. Harvest Moon), buying, selling, trading, mini games, fishing ect.  Perhaps by using these skills you can attain bonuses to other abilities.



6.  Has beauiful, customizable characters.  I would not consider EQ2/Vanguard character models to be beautiful.  They are clunky and boring - especially the female models used in these games and the animeations they use.  While not as graphically impressive, I would consider Lineage II, Guild Wars, and WoW(especiall the Blood Elf Females) to have a better sense of art style and beauty.   Customizable appearance with a massive variety of options to create a true unique looking character that you can immidiately regocnize, not a sea of clones.  Has fluid animations.  Customiziable animations would be nice as well as customizable voices.  

7.  Has a very unique,  beatiful, compelling, and large world to explore.    



8.  Has engaging and fun combat system.

9.  A game that doesn't become a chore or a "grind" to play, but still maintains challenge and slower paced advancement.  Realistically I am looking at playing 10-15 hours a week.

10.  Has a strong sense of immersion into another world and incoporates tools/game mechanices to encourage roleplay.

11.  Has a large amount and variety of quests/tasks things to do in the game world.  To give you an idea I did enjoy questing in EQ2 and all the alternate advancements that came with them either to your skills or doing writs to improve your guild with extra bonuses as it grew i.e. social clothing, titles, ect.  I wish for more dynamic questing, rather than kill x amount of some random monster.

12.  Has a huge amount and variety of styles of clothing and armor to choose from, as well as social clothing.  EQ2 does a horrible job of this as an example.  They reuse the same armor/clothing model over and over and over again.     Also the same variety in weapons/tools is also expected.

13.  Customization, customization, customization.   In all areas from the game from your character to the UI to customizable abilites, i.e. customizable bard songs in Vanguard.

14.  Has travel from land, sea, and air, and has unique areas to explore for all 3 areas.

15.  I prefer fantasy settings over sci-fi.

16.  Strong player interaction.

I would think this kind of stuff would be a no-brainer for an MMORPG, yes?  But looking around I don't see anything that comes close to filling in all of these things I'm looking for.

    I have a feeling I'm going to have to wait a number of years before something like this is on the horizon.  The closest games I can think of are WoW, EQ2, and VG, but they all fail several criteria that I'm lookimg for.  Perhaps if these games recieve major post launch overhauls that better meet the criteria I'm looking for I might consider them, however WoW is very slow to release expanions and the last one didn't add a whole lot.  The SOE games EQ2 and VG, appear to have extremely limited post launch support.  Both have been claiming they are "working on" sekeltal/model revamps for some time now, and neither has shown any progress or evidence to support those claims.

    Thanks for the replies, looks like I'll be waiting at least another 3-5 years.
