I am looking for a F2Play MMORPG that has a strong social community, strong roleplaying, massive amount of character customization(mainly appearance), in game housing, and instance free or used sparingly, but zones I would find acceptable. A strong economy system, non combat activities, as well as combat activities are a plus. I want to play about twice a week give or take a day, and I want to have more fun and less 'grind'.

F2P roleplay? Never heard of any F2P really doing RP, if you really want to, try LOTRO, great RP theres and lots of people willing to do it.

Your best bet would be to find a legion or a Guils that RP's then join whatever game thy are on because like the others said i don't think there is a F2P game like this. Even P2P games these days lack any true RPing and some of thise features good luck.
Free, yet with massive amounts of character appearance customisation? I am not sure such a thing exists. That is an expensive feature to develop. Free games are generally free because they are low-budget and/or low-maintenance.
I might suggest Second Life, which I believe can still be used freely, yet somehow I suspect you are looking for something set in an established world, rather than a complete sandbox.
besides... I'm sure everyone has heard what Second Life's version of "Role Playing" is lol
Bout the only place you can find decent RP are in the remaining MuDs. MMORPGs were the death of roleplaying for the most part.
Well I've played Muds, and I prefer something with 3D graphics. I mean its 2008, not the 80's and 90's. I'm also mainly looking at a fantasy world, and not Sci Fi. Is what I'm looking for honestly and truly that hard to find? What if we opened it up to Pay to Play? I would still prefer F2Play though.

RP requires a certain depth of imagination and creativity, both of which are becoming increasingly hard to come across from todays MMO players.
Most F2ps dont care about Lore and a background story, they slap shit together like sticks and glue, adding no elements to help you roleplay.

To be honest the closest i have come to this would be LoTRO but it lacks in character customisation they have Player housing e.t.c have spent a good deal of time Rping with certain groups has a semi Sandbox feeling about it i guess but it is what you make of the game for how it turns out to be.
No 1 wants to make a game any more they just want to play them, to me making the game a journey was what made it fun, nowadays it is about being first to the top, being the person with the best PC so therefore you can run everything on high thus making several others jealous along the way, to be honest i am amazed as to why they still call them MMORPG's they should be called MMOGF's (Massive multiplayer online Grind Fest) or MMOLAMIAEQ ( Massively multiplayer online look at me i'm an epeen queen)
I so miss the days of true RP'ing,well i guess i miss the days of roilling that 10 sided die to see if my Assasin would silently leap from the Bushes to swiftly delver my venom soaked blade to a mere mortal's throat before making off with his Purse full of coins. I guess any game you can RP in but the thing that kills it is that over half of the community don't know how to RP or could not be bothered to as the game itself does not add enough immersion to really grasp that atmosphere.
Guess I wont be playing anything for a long time then.
I'm waiting for Darkfall. It won't be free, but it will be sandbox and sandbox games always attract roleplaying crowds. If darkfall for some reason doesn't come through, theres still several other games in development. Pre-CU star wars galaxies was the last MMO I actually role played in.
RP is a hard thing to find. And you usally have to look real hard to find the crowds who do RP. I played WoW for a bit on a RP server and couldn't see anyone RPing at all for weeks on end. Then I added a RP specific addon that creates RP flags/descriptions/etc that only the RPers can see and I found them. Suddenly I was immersed! I still had to put up with a lot of muppetry and anti-RPer crap, but that's just WoW in general.
There's a fair amount of RPing going on in EQ2 as well, again, hard to find but it does exist. Never tried LOTRO RPing, but I'm guessing that has a fair amount.
THe best thing I can suggest is try a game, ask around, see what you can find. I've never found much RPing in the free MMOs, as most people playing then are happy endlessly grinding and ganking.

PlaneShift is not what you are looking for. Yet. But it will be. It is a 3D 1st or 3rd person game still in heavy developement, though still playable on Windows, mac, and Linux systems.
PlaneShift has:
A strong social community. Though not large.
Strong roleplaying. Roleplaying is enforced to some extent. GM events happen when they can.
Ingame housing for guilds that buy a guildhouse.
No instances as you would think of them.
Zoning is supported, but only used in one place for a full PvP arena.
Non-combat activities are limited to questing, crafting, and cooking at the moment. Quests are more story based than "Kill ten rats."
Combat is mostly used for 'grinding' training and loot at the moment.
No class or limit system, so you can become anything you want.
PlaneShift will (eventually) have (but does not now):
Character housing and house building (second one a looooong ways off).
A massive amount of character options for look.
A strong economy system. It is a bit weak and lopsided at the moment.
A great many activities (eventually).
It is free in all meanings of the word, so you have nothing to lose for trying it out.
I changed my mind. PlaneShift is not worth the time.
