Where can I build my shop in the middle of a forest?

OK, my favorites were Shadowbane, EQ, and DAoC.  I really enjoyed earning enough cash/resources to construct my own shop (I think it just had junk vendors) in Shadowbane on the edge of some woods near a popular monster spawn.  This location was not specially zoned for housing and was out in the middle of the wilderness.  It did not require a Tree of Life or whatever those were called for protection in order to build it, so the shop could have (and eventually was) burnt down.  So, I'm looking for a sandbox game with a wide variety of customizable buildings (from simple shops up to player-run merchant towns) a la Shadowbane, with a healthy player population, and preferably with realm or race-based pvp.  Does any such game exist?

    Ultima Online has most what you ask, not sure about the population, because it's one of the most oldest game there is..

    I had no idea you could do that in Shadowbane. That is cool as all hell. I would love to see a screenshot of the place if you took any.

    UO is the only thing I can think of.  Unfortunately many new games either don't do player housing or do instanced player housing.  I think if you're going to put housing in a game it shouldn't be instanced at all.  UO did housing right...EQ2 did it wrong but EQ2 design and customization / graphics are far superior to UO's.  (but that is a no brainer considering when each of the two came out)  If I were you I would try UO out if you haven't because that is a whole hell of a lot of adventure for someone who has never played the game and it has customizable houses.

    I would love to find a game with that feature as well that wasn't ancient.  I had a great house in DAOC and have a nice base in COX. Those are instanced though. DAOC was at least an open instance. I have read som e good thing about Shadowbane reacently. I wish I had tried it while it was open. a friend of mine worked on it and said it had been completely unplayabel three nmonths before release and his company had done a quick rewrite to get it out the door for them. Sounds like with a little more developement time it would have been a great game.

     Unfortunately, lot sof people have been looking for a game like this for forever. Unfortunately, the industry is focused on catering purely to the gear crowd who think anything that can't be wielded is a worthless feature. Darkfall is a complete joke, and the only upcoming hope regarding city building looks to be Mortal, but that is still an unknown and even if development runs well, could get screwed over by hackers just as easily. 

    Bans a perma, but so are sigs in necro posts.

    UO & Horizons were the best i tried for non instanced buildings.

    These feature is definitly missing these days.

    Ya, is pretty much what I thought.  I considered trying AoC for its city-building but was turned off by the fact that they did not trust or write the code for player architects:  All the keeps/cities were based on a pre-determined layout with pre-determined slots for stables, armorsmiths, etc.  So, I am going to wait until Mortal Online is out of Beta and the NDA is off.  To the prior poster, no, I don't have any screenshots of my shop, but Shadowbane really was revolutionary in many ways - too bad, it was right on the "bleeding edge."  I also had an open Tree trade town on a desert island on my SB server and had a lot of fun.  Players would spend days or weeks picking out a spot and then designing their cities on paper, before the construction even began.  Unfortunately, many people got a slideshow with more than 4 enemy combatants on their screens which made keep sieges ugly stutterfests.  Their was a big player outflow and now the graphics are hopelessly outdated.

    Agree on both counts - that those MMOs are some of the best for it and that it's definitely a missing feature in today's MMOs.
