You could try Darkfall. I can play it on a casual basis, but I think that's more a matter of each player's attitude than the game itself. They just implemented player vendors. Not quite an auction house, but it allows you to have NPC's sell things for you.

Best bet would be LotRO I think.
Probably a good bet if you can look past the after thought that is PvP. It's there and it was fun (imo) but it's really nothing super in-depth.
LOTR sounds and looks nice but I haven't played.
Also recommend DDO and Guild Wars. If you have $12/mo FFXI.
Few games will meet all of your criteria.
If you cut it too short you can always nail a piece on the end.
If you cut it too long then what the hell are you gonna do?
You could always try Runes of Magic. Not sure about PVP but it is free and has player housing.
Been having fun with Aion but it's a little grindy.
dungeons and dragons online meets all your points (minus the housing)
