Non-Instanced Housing
Hi!
I am looking for a decent game,with at least average graphics,that has non-instanced housing(or at least a very good housing system),and a decent combat system.
Thanks for your help!

Yeah, look into Tibia. Graphics are psuedo-Ultima Online and all housing non-instanced. You have to rent the housing and maintain that rent last I recall. Combat is a bit stale in that game, but the risks of adventuring are quite high and that makes dungeon delving quite a lot of fun!
Heh, I played tibia for like 5 years on and off..played a lot of chars and a lot of diff servers, ended up with a lvl 151 and 110. In my opinion I wouldnt start unless you're with friends. The game isn't what it used to be, almost every single person bots now and any good leveling spot in any server is taken by the top guilds who (almost always) rule the server. Back in the day botting wasn't common and the game was a lot harder = fun in my opinion. Anyways it's changed from what it used to be and because of that not what I want...but hell, you havent played old tibia so you might like it.
edit - also forgot to say that they made it legal (you'd get banned before) to post in your own language in chat channels in game and on the forums. It used to be only english. In other words almost every forum for every game world is filled with portuguese.

Vanguard maybe?
Build your own house together with EQ styled combat, probably still the best mix of sandbox and themepark features in a game.
There are some pure sandbox games out there as well, like Ryzom that might be worth a look as well.
