hello people, i'm kinda bored so i'm looking for a new and decent mmorpg, some things i would like is player controlled territory like castles or zones or whatever you can control 
non-instanced areas, instanced areas also but not everything, decent crafting and player housing.
the setting doesn't really matter, i don't care if it's fantasy or sci-fi. so anything like this coming out in the next year or is released less then a year ago? if so some info would be appreciated 
and don't come with free mmorpg's

umm I would either have to say DaoC or SWG... old both, but seriously... old MMOs are better than the current for that sort of thing.

You can also try Shadowbane, but there are not many people playing it.If not,DAoC is the best one,I think.

Saga of Ryzom seems like it may interest you and theres a two week free trial. Was released less than a year ago and it has a fantasy/sci-fi theme (good lore too)

Lineage 2 is a boring grind game where any idiot can kill you if he is higher lvl than you.But castle sieges are interesting for people that play this game(I havn't tried this feature,get tired of the game on the 1x levels)

You might take a look at our up and coming MMORPG Age of Darkness. While the game is not released yet but it will contain alot of the features you mentioned. www.game-arena.us for more infomation if you are interested.
As far as Lineage 2 goes it is a decient graphical game if you do not mind one of the longest grinds around.
