I've asked before and i've looked though the forums since but has there been any new mmo's that have a housing system? either personal or Guild. Hoping for somthing like oldschool UO, or SWG.
It's costly and more towards the later aspects of the game but Anarchy Online eventually has a building system (towers, shops, etc) for organizations (guilds).
Other than that, lots of games have some sort of housing system. Nothing like what SWG had though unfortunately--that was quite a fun crafting/building system.
You could possibly try FFXI, but the Mog House is more for just decorating and changing jobs/storage.
Linkrealms - is what you're looking for. You can own a realm in part of the world that you can fully customize. And it's oldschool style, very much like UO with better graphics.
Your best bets for housing, at present, are either EQ2 or waiting for the 3.0 update to drop on Aion which adds player housing. Other than those, LotRO is prolly the next best option.
Darkfall has housing. however the house place spots are very limited.house appearance and customization is also very limited. last i checked spots were all taken and players were actually complaining for more to be added.
Mortal online has housing. houses still require "house spots" but there are a lot all over the map. there is not much house customization. mostly you can just add tiers (make it bigger).
Wurm has housing. Wurm is very simliar to minecraft actually, as in it focuses pretty much all on building and teraforming. probably the best building focused mmo if you can stand the graphics.

Actially there is one game where your "house" is a tent thats mobile, and you craft all your own stuff and can redocorate it at will and eventually turn it into a multi floor mansion, that you can take anywhere, like you can make your char take a bath or a shower for massivly increased regen rates and such in between battles, it has alot of functional funature as well. Here is the url but I must warn you, if your picky about graphics don't bother with the game, it has snes-like graphics, but its overall not a bad game. You can even build planes and such too to travel to other islands and stuff later on.
There is also everquest 2 which has a really nice housing system, the houses in Halas is especally beautiful. Both of these titles are f2p so there is really no harm to try em.
Being a pessimist is a win-win pattern of thinking. If you're a pessimist (I'll admit that I am!) you're either:
A. Proven right (if something bad happens)
or
B. Pleasantly surprised (if something good happens)
Lotro housing is pretty lame since you must decorate in designated areas in your house. But, the instanced neighborhoods vs. EQ2's instanced house is nice.
EQ2 has a really nice housing system as far as decorating goes, and it has won me over in the instanced housing vs. open world way of thinking. SWG was a lagfest when you entered some towns and ate up gaming resources in general.
Runes of magic has decent housing, but the game itself is pay to win at the higher levels.
I am looking forward to Aion's upcoming housing system.
Vanguard? Tibia (does have snes liek graphics tho) but housing in that game is a matter of prestige, where you could place your items for everyone to see :P one of advantages of tibia/uo graphics, i suppose
also, someone metnioned Wonderland. It does have pretty... scary graphics for my tastes, but even i lasted a couple of months just playing with my house, i never even got past lvl 40 or so, as all i was doing is crafting stuff. Everything in that game is player made, from screws to ... UFO (yes you could make UFO, locomotive, and other stuff too, lol). Too bad its graphics are kinda... childish I'd kill for a normal looking game with WL crafting system.
edit: also, there are no crafting levels, as long as you got materials and manufacturing station (theres tons of those, which are player made too ) youre free to make whatever you want.

I'm playing LinkRealms, it has a cool realm builder where you can build your house, dungeon, shop or whatever. In your realm you can breed animals, spawn monsters, farm crops, etc. Another game is Istaria.
I'm not sure how their housing system works, though.
Other than those games, the closest may be The repopulation. If you watch the latest video for the pre-alpha, it shows that there will be lots of buildings decorations, offline resource gathering buildings, weapon turrets, etc

you can build houses in xyson. takes some time to do it.

New game coming...called Repopulation where you can build stuff...not sure if it is for personal housing tho.

If you are looking towards the future Archeage is your best bet.

Aion is getting a housing system (or already has it?). Don't know how customisable it'll be, but in EU it's all explorable f2p, so no harm done
