Potential MMO's for Fun

I am looking for some online game, likely a MMO I can goof off in with my friends.
We would like to start a private server, even if we have to buy the actual game, and play with us as Game Masters, where we can spawn items, monsters; events.

One of the features I would like to see is a House, similar to Ultima Online I guess. Not instanced, and able to physically enter, to be forts in the middle of the open. Perhaps we could even hide notes like "When do you work again?" "OMG noob, why are you reading this? *fireball*" or some other entertaining things like that...

I would play Ultima Online, but the graphics are too cheesy in that :(
Some of the others I've tried so far:

Ragnarok Online
Silkroad Online
World of Warquest (heh)
Final Fantasi XI
Ultima Online (tested it out)
Diablo II
Diablo I (not very long)
Dark Age of Camelot

...some were heh definatly not very good, and some we looked at just looked like junk.

We are really looking for one that graphics that look good; anime, or 3d... not 2d side scrollers hah or cheezy things like that, I hope you know what I mean.
We'd even be willing to download mods/3rd party software to add these features into the game, as long as their safe.

Does anybody have any suggestions?

    Hmm...it's hard to suggest anything for what your looking for. I don't think you'll find many fantasy games that will let you own your own server and to have Game Master rights. Maybe look at main stream RPG games that have an online capability?

    It seems all games allow you to start your own server and be GM/Admin, some more legal than others. (Some can be tricky and avoid the law-- such as not as long as they're not selling anything, it's legal... but they can have donations made which can give the donnor special items in-game.)
    (For example, I've played World of Warcraft under Blizzard's server, as well as private servers which require a 'special download' or two, or three, or ten... though the private ones seem to lag, unsuprisingly.)

    I've even seen some single player RPGs/Games that have been altered to have online play, though they ususally lag I hear.

    Ah...you must play different types of MMORPG's to me then. 

    But i'd imagine that any modded rpg game would lag a lot for online play, if it's not built for it then it wont perform well.

    Many lag, but well-done mods don't. I've seen a few well done ones, but they're quite rare haha
    It can be a hastle to download 50 different programs from German, Korean, Russian, and Japanese sites (mainly) since American sites are usually broken, and then hoping you get the right program... that is why I do not test out everything, and hoping some others have, and can share what they found.

    Unless there is like a good game already out there that has atleast some of the things I want. Had this been like, what, 10 years ago? ...And I stumbled upon Ultima Online, that would've been great, I bet. But, that game is kind of dated now, to a non-diehard fan. I missed my UO chance, I guess. I'm just looking for a more modern one, I suppose.

    I would say...Tibia? House etc.

    And you can make OT servers (illegally) but Tibia isn't really that fun. Just and endless grind.

    heh, heh... "Visit the beautiful countryside of the Tibian continent." which displays a screen shot of a chicken saying, I quote, "Cluck Cluck"

    "Be always prepared to fight in one of the numerous monster raids." Which has a screenshot of someone fighting Orcs as it warning that guy there may be Orc activity..

    "Talk to NPCs to hear interesting stories or to trade items." as the text is so large it wont even fit on the screen
