There is a mafia game in the works on the multiverse network, Although its not done yet since the middleware is still in the beta stage. There may even be more then one but the one I remember reading about had guns and a mafia setting similar to those mafia games not fps's.

i think age of conan is supposed to have houses and guild villages where ever they want, might want to check into that game.

ps i dont think its out yet but i could be wrong
