My friend wants to build a new gaming desktop during the holidays and his budget is around $900-$1000. All he wants is to be able to play any game, and he doesn't want the computer to be out-dated for another 2 years or more. He really doesn't care if he can't play on ultra settings or anything. Medium/High is plenty for him.
We have a few parts picked out, but what I'm having trouble with is knowing how good or how much better one part is compared to another. Could he go with an AMD Phenom II X6 1090T? Or should he get an i5-2500k?

If the concern is longevity rather than max settings today, then I'd recommend putting more into the processor and less into the video card. Get a Core i5 2500 or 2500K, and a P67 motherboard. Meanwhile, you can get equivalent video card performance for much cheaper:

Hard drive prices are crazy right now due to a shortage caused by flooding. If you've got a hard drive that you can recycle from the previous computer, then you could get a new SSD and reuse the old hard drive for bulk storage.
