Kinda hard to explain, but I think it has to do with the less than smooth control scheme and lousy combat mechanics. Anytime I have to fight someone I just wish I was back to running on rooftops (cause if I'm honest, the freerunning is the most entertaining part of those games).

No. Not every IP needs to be a MMO. In fact, I can see a stealth/combat based RPG (even MP) for AC (a little like Deus Ex in medieval time) but not a MMO.
Because loads of people will buy it - and on top of the box sale you also get some months subscription money out of it. And you can also sell a collector's edition and a digital VIP edition and have a cash shop. And when you make a pre-purchase deal you even get your money before the product is finished.
Small wonder that studios and publishers like the idea...

The only way an MMO like this could be good is if it has the combat of an Assassin's Creed game. If it pulls a Elderscrolls Online move I won't touch it.

Why, for the same reason devs make gamesin the first place. Money, lots and lots of money.
I'll stick with the classic multiplayer mode thank you .
Historically, MMOs do not make that much money, unless you are WOW.
There are many SP, MP games more successful than the average MMO out there. It is NOT clear that money is the reason.
