For the combination of housing and crafting i would have to agree - Vanguard, hands down.
Vanguards housing is pathetic next to games like EQ2 and Rift though. Its nice that its non instanced, but your options are not even remotely close to Rift and EQ2.
But .... If you have to pick the ultimate one MMO?? with the housing and crafting in the balance.... which one will you choose?

In all honesty it's what's your cup of tea. Everyone has different preferences, to want to be in a guild and want all group content to being a loner and doing everything themselves. Some people like crafting which is mindless, or spamming the same combination of buttons 90% of the time, and others like it to be more complicated.
Vanguard- Open massive world, open world housing, crafting system is hard to get used to and takes a very long time to level. Flying mounts make the huge world very fun. Leveling crafting doesn't require farming resources or money, and you can make very cool things like massive boats, or a house and housing items.
EQ2- Awesome guild housing system, cool instanced housing, fairly easy crafting. Items placed in your house can scale in size, making for some fun experimentation and setups. Very fun game and very soloable, as well as a nice combination of group content. It has quests and last I played had a dev specifically for crafting.
I would look into either of these two, since either of them would be a good pick, but you may prefer one based on your particular tastes. They are also both F2P, and solid games all around, so any time you would spend playing to figure it out I would not consider a waste. After spending a year plus playing both I will tell you that both are fun if you haven't experienced them yet.

Crafting is actually pretty useful compared to most games. In addition to housing items EQ2 is the only game I know of where end game raiders wear crafted items. Not in every slot but even if it's just one or two it's more than any other raid game. Most of those items need the research system which I have not really played with much but as I understand it's pretty deep.
Plan to spend a good deal of time to really master crafting in EQ2 and you are going to need to work with others to really get the most out of it.

crafting is near pointless in wow, its just a gold sink of building loads of crap you dont need to get at the good stuff, which is vastly inferior to what you get on raids anyway,

i have played both EQ2 and Vanguard and Vanguard does win hands down.

sadly all three are 'old' ones and you have to deal with not up to date graphics. well, eq2s graphics and animations are still way more better than newer games like, f.e. neverwinter, but you can see the age of the game here and there. beside that eq2 may have the most quests, dungeons and raid-content of all mmorpgs out there (yes, even more than world of warcraft)
vanguard, also a game of age, does have a very helpful and loyal memberbase and was inofficial meant to be the 'rightful successor of everquest', but the launch and its circumstances back in the days ruined a great game. vanguard still does have some unique features that no other mmorpg out there copied ... yet.
istaria is the very old one, even of those two mentioned before. its crafting system is very intense, deep and nothing for impatient people. the housing is unique, never copied, what is a shame to be honest. and there is another unique thing in istaria ... you can play a dragon, a real one. starting as a little one you can grow to a majestic wide winged adult flying over the world.
Personally I never got what was so good about the crafting in vanguard, maybe it gets better later on or it's just a relative thing(i.e. better than lotro, wow etc., which it is). Ceratinly doesn't seem in the same league as swg. Ryzom, uncharted waters and neocron 2 imo seems better and i think they all have housing of some form.
Maybe you should try getting into a beta or 2 for both, origins of malu springs to mind. See if anything in the works can offer both.
I've never played EQ2 but I loved the housing in Ultima Online - you can make a whole game out of the housing and it's non instanced which I loved. Also loved that you could have vendors, mark a rune and instantly travel to someone's house.
In UO there's also a requirement to keep your houses active - if not they can collapse and there were so many fun player driven pvp nights around collapsed houses to loot the house's stuff!!!

I would recommend you try Lord of the Rings Online, EverQuest 2 and Vanguard Saga of Heroes.
They're all free to play so worth trying.
I would also keep an eye on Wildstar and ArcheAge.
