IMO It better if it require family from 8 member(8x8) to 16 member (16x16) to own land and build farm .

The farm should be half instanced .

Part of it (the gate) appear in open world and free to everyone to enter and leave (allow to theft)

the farm land is instanced and the size of it depend on the size of land in open world.

For example 8x8 farm in open world are 24x24 in the instance land.
