Housing System - Limited number of houses?

Greetings!

Among the primary factors that attract me to Black Desert Online is the Housing and Workers/Crafting system.

So, I have a question about housing.

I googled it up and it seems that while housing is instanced in this game (and im honestly totally fine with it),

it seems that there is a LIMITED AMOUNT of houses in this game, thus meaning that THERE WON'T BE ENOUGH HOUSES FOR EVERY PLAYER (despite the housing system being instanced)?

Uh, so, have I understood this correctly? I hope that I am wrong about this! :D

    Um, You have to get the terminology right here :).

    If you are talking about what the game calls 'residences', places where the player can sleep and put crafting equ etc, then most towns/cities have a number, and each one is instanced. So say there are a choice of ten different residences in one particular town, you will always be able to chose which ever one you want.

    There is another rule that applies only to residences (and no other type of house). In the whole game, I believe you can have a limit of five residences in whatever cities/towns you want. (I think that's correct).

    Now, the way I understand this whole thing is;

    1-Naturally ''physically'' there are a limited amount of houses & ''crafting halls'' (whatchamacallit) in cities for players to own ON THE MAP (so we don't have any skyscrapers and metropolises'n stuff like that :D )

    2-BUT EACH OF THOSE housing/crafting spaces ARE INSTANCED, AND THUS, THEORETICALLY, a single house in the game can be owned by all the players in the game? (IF - for some bizarre reason, we all decide to own the same dang habitat on the map heheh)! But SINCE its instanced; for each player, the inside of the house/habitat looks different depending on how much they have (nor not have) customized it?

    3-But there is a Catch = Of course there is a weekly rent to pay, and the player has to have enough contribution points to be able to have access to a certain housing/housing expansions (etc) in a certain Town/City? (And because of the contribution cap, a single player cannot have an infinite amout of housing, naturally!).

    Thus BASICALLY; as long as the player has enough contribution points (and can pay the rent etcatera) he or she is guaranteed a house if they want one? (not talking about owning 100 houses, *JUST ONE*)?

    SO, THERE IS *NO* SUCH THING IN THIS GAME AS; ''Oh, we only have a TOTAL SUM of 1000 housing instances in Black Desert Online, but we have a total of 4000 gamers playing the game, so about 3000 of them will be left ''homeless'' *UNLESS* one/some of the current home-owners GIVE UP THEIR PROPERTY (or get evicted for not paying the rent in time etc)'' ?

    Sounds like you want to make sure that it isn't a shitty housing system like in ArcheAge where housing is limited and there are many people who are unable to get a plot. If that's what you mean, then I'm pretty sure the answer is no, you won't run into that problem in BD.

    I thought the soft cap for contribution points  was 300. I guess I learned something new.

    The one thing that you might have read which would lead to your post is the 'investment banks' in major towns, 
    these are special nodes that open up to players, but only when that player owns the highest rated house . So for instance if you have say 2-1 in calpheon, if your house has the highest point score (gained by furniture and decor) then you can use the investment bank.
    the investment bank is where you send a worker in with say 10x 1g pieces, he then works for for 12-24 hours and at end you get a return, this return is either about 5-10% more than you started the node with or can even lose you money.
    For instance over last 36 hours these are my results from the investment bank
    Bank 1
    (10x1) 10g in - Return 8g + 152k , profit was negative 48k
    (10x1) 10g in - Return 8g + 144k , profit was negative 56k

    Bank 2
    (4x10) 40g in - Return 40g out + 577k profit was 577k
    (4x10) 40g in - Return 40g out  + 708k profit was 708k

    So from the 2 banks i got a profit of approx 1.1m silver.

    There is a 3rd bank as well which does 100g units, but im not rich enough yet to do that.


    is a really good guide on how to do housing to maximise points and profit from banks.

    But the point of this one, there can be only 1 player from each house who can use bank.

    Hope that makes some sense and maybe sheds light on what houses can also be used for

    This is incorrect.
    I had over 260 weeks before Mediah.
    The soft cap pre Mediah was 255 with the ability to continute to progress slowly towards 300(think 1/8th to 1/10th the speed).

    After 260 it seems to slow down considerably. I've been there for a while myself.
    I noticed a bunch of the dailies also vanished at that point. =/

    Also an important tip in case you're just interested in a certain building because it'd make a nice home... you don't HAVE to follow the chains if you just want a "residence". You can outright buy it while ignoring the previous tiers.

    That's only for residences however. For all the rest you have to follow the steps.
