Ok are we talking about player owned or player built, I like the idea of player owned in the sense of conquering but in the fantasy sentting I dont think player built actually works and ends up being messy and breaks the immersion.

With this in mind I am still waiting for a decent MMO with a system similar to L2 sieges where players can own the structures.

Istaria.  Dozens of types of houses, trees, walls, silos, machine shops, walkways, vaults, plants, fountains, gazebos, snowman..... literally hundreds and hundreds of things.  Then there is lairs for dragons which are hundreds of things all on there own from lair rooms, to vaults, machine areas, hoard room, storage, halls...

Darkfall will have a good territory system once AV finishes localizing the game.

DFO doesn't have built it yourself territory control because the two systems tend to not mix well. It will be better once AV finishes localizing everything.

You'll like Haven and Hearth probably. Its a little old school (browser based) but its good. The creators of the game are currently making a sequal (sorta) that will be full 3d. Best part is, its completely f2p without item mall

You got me excited but then I saw arena PvP. Thats lame, it means that territory has no meaning.

To tell you the truth it isn't a pvp game.  That is one little area, one spot that a dev did for fun.  That is really the only pvp part there, and I have never actually seen anyone use it, it is a pve game.  The premise of the game was a war between you and undead/evil elements.

Early in the game these undead things would attack and destroy player built towns.  Unfortunately that hasn't happened in quite a while.

I know I can be a walking add for Darkfall sometimes but what you are asking for sounds pretty much like darkfall.

a lot of people I know came from L2

darkfall as 'easy' instant travel now making terrority control not really that attractivve. Having said that its entirely possible to do both but they do not seem to be that intrested and I think its because the community overall is not that intrested in the conquest part of the game.

Debates happen often on this subject of fast travel. Yes it gives terrority meaning if you remove fast travel but you also have players who will spend 6months to a year never leaving their region which would be sad, Agon has some intresting places to go if you can get away from your cities for awhile

ATITD (A tale in the desert). and btw: no pvp do not mean buildings have no purpose.

Istaria's houses are great (but was mentioned before)
